How Nepal land measurement works
Nepal uses two traditional systems depending on region. In the hills and Kathmandu Valley land is measured in Ropani, Aana, Paisa and Daam. In the Terai plains the system is Bigha, Kattha and Dhur. Government records increasingly also show area in square metres, while property listings often quote square feet.
A Ropani is defined as a square of 74 feet on each side (5,476 sq ft). A Bigha is a square of 270 feet on each side (72,900 sq ft). Because the two systems share no common sub-unit, conversion always routes through square feet or square metres.
